About Ginza Concepts

Katherine Lipay (born Ekaterina Tcyganova) grew up in a city that does not know how to be plain. In Saint Petersburg-palaces line the canals, ceilings are painted like skies, and even the light seems to arrive with a sense of occasion. It is the kind of place that teaches you, early and permanently, that a room can be a work of art. But it also taught her something the palaces never intended: that the most beautiful spaces are the ones you actually want to live in.

To her, luxury has never meant more. It means the right chair in the right place, the morning light falling where you actually sit, a home that looks like its owner and lives like them too. Old-world polish, modern softness, and an unwavering respect for how people really use the spaces they love.

Every project begins the same way = not with a mood board, but with a conversation. Katherine wants to know how you take your coffee, which room you avoid and why, where you end up at the close of a long day. The design follows from there. The result is never a house that looks like someone else's; it is a space that could only be yours, rendered with a level of polish that happens to be second nature to her.

Come see what design feels like when it's this personal.
